Buying New Construction in LA: The House My Neighbor Designed

New construction doesn't come up often in Northeast Los Angeles. Most homes here have decades of history behind them. So when a brand new modern home came on the market on Hines Drive in Glassell Park, it was exciting. And then it got better.

I'm Breanne Wahl, a Los Angeles real estate agent with ACME | SERHANT. In 2012, I represented the buyer of 2553 Hines Drive, a hillside home in Glassell Park that had just been built.

A rare find in Northeast LA

The house had 3 bedrooms, 3 baths, about 2,370 square feet, and floor-to-ceiling glass looking out over the hills. My client bought it brand new, at its $749,500 asking price.

A different kind of inspection

With older homes, inspections are where the surprises live: original foundations, old wiring and plumbing, additions that may never have been permitted. A brand new home is different. Everything here was built to current code, from the foundation up, so the inspection was refreshingly simple.

The architect next door

Then I read the listing details and saw the architect's name: Korajack Srivongse. He was my next-door neighbor at the time. We liked him very much and knew he was an architect, but I had never actually seen his work, much less sold it. My buyer was tickled by the connection.

Thinking about new construction?

A few things I walk buyers through:

  1. Ask for the permits and the certificate of occupancy.
  2. Inspect anyway. New doesn't mean perfect.
  3. Find out who the builder and architect are, and look at their other work.
  4. Ask what warranties come with the home.
  5. Compare the price per square foot to nearby homes, new and old.

My client lived in the house for nine years. When it was time to sell, they called me again. That's the second half of this story.
